Proposal:
The primary reason for the application is to ensure the retention of the Grant Trunk School, which is a category B building on the City of Calgary’s inventory of Potential Heritage Sites.

The Grand Trunk School is a cottage school that was constructed in 1911 to provide temporary accommodation for Calgary’s students prior to WWI. The building’s vernacular is known as institutionalized residential. It was designed with a residential quality to blend with the surrounding neighbourhood and to allow for future resale. Features include a verandah, pediment dormers, bevelled wood siding, and wood shingles.

Currently the building is occupied and the existing land use is limiting. The Direct Control bylaw is No. 89Z88 which limits the use of the site “for a private club within the building existing on the site, excluding basement”.

In order to attract a tenant for the Grand Trunk School it is necessary to broaden the permitted and discretionary use to accommodate a wider range of businesses. The C-1 Local Commercial District of Bylaw 2P80 allows for a range of Permitted and Discretionary uses that are deemed appropriate for the Grand Trunk School including, but not limited to, the following:

Offices
Personal Service Businesses
Restaurants
Retail Stores
Child Care Facilities
Commercial Schools
