We have been following the rumours and facts regarding Torode's 'Ramsay Exchange' project since the summer of 2006. See below for the latest news...

The rumour that the historic Dominion Bridge site at the south end of Ramsay has been sold for re-development was confirmed in the Calgary Herald on September 28 2006:

"(John) Torode added that the company has bought the Ramsay Crossing site east of the Stampede Grounds at Spiller Road, with plans to build about three million square feet of various office, condo and retail development on the site."

The site includes some brick and steel office and industrial space, as well as a considerable amount of open space. Some of the old Dominion Bridge buildings are on the Municipal Inventory of Potential Historic Sites.

CHI has heard that adaptive re-use of some of the buildings is on the agenda, and we have also heard that development may begin in 2008. Watch here for more historic information and photos.

John Torode is the owner of Hotel Arts and the developer of Arriva, among other projects. He is also the owner of the Enoch Sales / Rock Central site. Information about these projects can be found elsewhere on this site.

Ramsay Crossing Redevelopment

(Civic Affairs Chair Catherine Cartmill) was given the opportunity to meet with the developer and the architect to review preliminary plans for land use amendment for the Ramsay Crossing (Dominion Bridge) site. This is an exciting opportunity for the community and we appreciate being brought into discussions early in the process. Plans are not finalized yet, but we can advise that the Dominion Bridge building will be kept on the site and an adaptive re-use is planned for this historic site. We hope to have an Open House for this proposal at the December 5, 2006 General Meeting (Tuesday, 7PM at the Lower Hall.)

Torode Commercial Ltd. will be discussing a concept plan for a new development in Ramsay with community residents at an open house on Saturday, February 10th from 2 to 4 p.m.

The public event will be held in the historic Dominion Bridge Building, which is to be retained and renovated as part of the new development.

Ramsay Exchange will be a mixed use development featuring residences, office space, retail space and public open space that respects the history and character of the surrounding community.

$1B bid to revive factory district

A billion-dollar mixed-used redevelopment will redefine the face of a southeast Calgary neighbourhood adjacent to the Stampede grounds.

Torode Commercial Ltd. plans to build 3.2 million square feet of commercial, retail and residential development on the Ramsay site, at Spiller Road and 24th Avenue S.E.

The huge development... will include up to 2,000 housing units of various types, 650,000 square feet of office space, 275,000 square feet of retail and an 80,000-square-foot boutique hotel.

The phased-in project is expected to start construction in 2008, pending city approvals, and take five to seven years to complete.

... The project will incorporate some of the site's heritage including the preservation of the Dominion Bridge Building (1926)...

News on Ramsay Exchange from David Parker in the Calgary Herald, June 5, 2007. A land-use application has been made and a tenant has been secured for the historic 1926 brick building, to move in by year-end.

Design is complete for the former Dominion Bridge industrial site on Spiller Road and 24th Avenue S.E. and a big step was taken last Friday when it was presented for land use application. A big boost was also provided by his senior vice-president of leasing, Jeff Robson, who worked with Peter Mayerchak of Colliers International to secure a tenant for the 1926-vintage red brick building along 24th Avenue that used to house the executives and management team of the giant steel fabricator.

Headplay Canada, a local visual entertainment technology company, and its associate company Conversion Works, both housed in Fisher Park, will move into the entire 34,000 square feet by year-end.

The two long fabrication shops immediately to the south of the office block and the large freestanding blue-clad building currently used by Plains Fabrication and Supply will be also be kept to form part of the overall Ramsay Exchange plan and are intended to form part of the 300,000 square feet of retail/restaurant space...

I was visiting Calgary earlier this week and was very glad to be able to go on Tuesday's Historic Calgary Week tour of the Dominion Bridge Site. When the Ramsay exchange Project is constructed, I think that there should be a plaque on one of the walls in this area, acknowledging that a scene from Brokeback Mountain was filmed here, as this movie has had a very significant effect on many people. It is also now part of the history of the site.



Please let me know who I can contact to suggest this idea. Thank you.

I have been following the progress of the Ramsay Exchange Project and recently participated in a tour of the site during Historic Calgary Week 2007. I support this mixed-use development and its adaptive re-use of several historic buildings.

Since the Project will retain the alley between the two Dominion Bridge buildings, it has an Historical Interpretive Program (highlighting the social and industrial history of the site), and a scene in the movie Brokeback Mountain was filmed in this alley, this filming should be mentioned on a plaque in the alley. This would fit in well with one of the Project’s goals of emphasizing the arts and building a project that has a lot of arts and cultural components to it.

Recognizing the filming of Brokeback Mountain has occurred at other Alberta sites, such as the one below in Fort Macleod (This plaque is much bigger and more detailed than what I am suggesting.)

I have mentioned this idea to a member of the Urban Design Program at the University of Calgary and they agree that calling attention to the Brokeback Mountain filming at this location would be a good idea.

Calgary Economic Development has stated that, “The depiction of Calgary in films – and the success of the Oscar-winning “Brokeback Mountain” and the Emmy-nominated “Into the West” have raised Calgary’s profile.” (http://www.calgaryeconomicdevelopment.c ... Scenes.cfm)
